Starting with feasibility and design, the initial contract is signed. This includes design, plans, and all permitting to propel the project into motion. Once the contract is signed and after the initial payment is received, the plans and designs are now yours! Yep, you heard that right, at this point you own the blueprints to build the custom dream home of your future.

From A-Z we got you covered! Our goal is to take the burden upon our shoulders so that you don’t have to. Can you see it? A light-weight build process handled in house by our experienced and highly motivated superintendents to manage the overall project, so that you don’t have to.

Moving In

Upon final payment and closing, it’s time to move in! How exciting! Dream house turned to reality, what a great feeling! After completing a final walk through and after the final punch is completed, we deep clean the home and hand over the keys!

Where Do We Begin?

You can book a free Phone or Zoom Consultation with our knowledgeable and experienced construction design lead team. (add hyperlinks for phone and zoom consults.)

Based on our discussion, we make a recommendation on how to take the next step(s) with us. That may be one of the following:

• Meeting in-person on-site.
• Performing a detailed feasibility study, providing you with a report.
• Enter into a mutual agreement for pre-construction services. IE: Design, Engineering, and Permitting. (You will own these)
• Site visit and detailed analysis by highly experienced members of our team.

Custom Design Opportunity

Upon entering into a custom design agreement with us, we have a design-criteria meeting with you. This is where the fun starts! This takes place either in person or via Zoom. Whichever is more convenient for you. We begin drafting a conceptual floor plan and site plan. A property survey is required for this. If you do not have one, we can assist you with this.

Once the general idea is formed, conceptual plans are drawn up by our design team. The vision is now on paper. These are delivered to you via email. At this point in the process we want your feedback to make sure we have all angles covered to your satisfaction – You may reply with your approval, revision requests, or book a phone or Zoom meeting with your dedicated design-lead.

Our design team also drafts an electrical layout plan, showcasing light fixtures, switches, outlets, etc. This is provided to you, along with any revisions to the floor plan that we had previously discussed.

Once you are satisfied with the drawings and provide your approval, we custom-tailor a materials specifications sheet. We arrange a dedicated Zoom meeting to discuss the sheet and consult with you on making selections for your build.

It’s All Coming Together!

Based on your selections of materials, the design team executes the exterior elevation plans (the side perspectives of the exterior of the structure). Upon your approval or revision request, we round-out drafting with detailing, cabinet elevations, roof plan, plumbing plan, and finalized site plan.

Once the Idea is fully developed and on “paper”, we send the files to our engineering partners for all the necessary documentation for bringing to life your new custom home or structure.

Costs and Contract

Now that the Permit File and Construction Documents are completed, Small House Solutions provide you with a Hard-Cost Construction Agreement. The Agreement Includes Price, Draw Schedule, Terms of the Contract, The Materials Specifications Sheet in PDF Format, and the Plans. If all finishing materials selections have not been made at the time our contract is ready, we define line-item allowances for each prompted selection, which provides a basis from which the hard-cost price is calculated. If post-contract selections are made over the allowance, the difference would be invoiced as a change order. If under the allowance, the difference would be credited towards your final payment.

Zoning in San Antonio – FAQ

FAQ #1: How many ADU’s can I have?
Answer: Only one ADU is permitted per lot, and it must be in the rear. (Refer to your local Zoning restrictions as this may vary)

FAQ #2: What is the maximum allowable footprint for an ADU?
Answer: Accessory dwelling units shall not exceed 800 sf gross floor area or 50% of the gross floor area of the primary structure up to a maximum of 1,600 sf.

FAQ #3: How high can I build?
Answer: Detached ADUs are limited to 2 stories and 25 feet in height
Attached ADUs = must comply with height limit restrictions for the underlying zoning district

FAQ #3: What are the minimum setbacks required?
Answer: Accessory detached dwelling units require a minimum setback of 5 ft from the side and rear property lines; the setback may be reduced to 3 ft if the structure has no overhang. Attached accessory dwelling units shall meet the required setbacks of the primary structure governed by the underlying zoning district. Minimum fire ratings and setbacks must comply with the International Residential Code.

FAQ #4: Can the ADU be on a separate electrical/water/sewer system/meter?
Answer: Yes. The ADU will need to be addressed separately from the primary structure to do so.

FAQ #5: What are the permitting requirements for ADUs?
Answer: A Residential Building Permit Application will be required to be submitted
through the BuildSA Portal.
