Can every Austin lot support an ADU?

What information should I prepare for an address review?
Bring the exact address, intended use, rough size, must-have rooms, target budget, preferred timing, and any survey, plat, title, HOA, permit, photo, or utility information you already have. Missing information can become the next documented check instead of an assumption.
Do I need a survey before the first conversation?
Not always. A first conversation can identify the records you have and the questions a survey may need to answer, but a current survey may be necessary before reliable placement or design because online maps do not establish exact boundaries, improvements, or easements.

Does Austin HOME apply to every residential property?
No. The applicable HOME or traditional residential pathway depends on zoning, lot status, the existing and proposed dwelling count, overlays, prior approvals, and site conditions. “Allowed by a pathway” also does not guarantee that the project physically or economically fits the property.
What setbacks apply to an Austin ADU?
Setbacks depend on the property, zoning, overlays or special districts, the selected land use, and site conditions. A change to zoning separation rules does not remove property setbacks or technical-code fire-separation requirements.
Can an HOA or deed restriction prevent an ADU?
