  • Tailored Recommendations: Following our discussion, we’ll offer personalized guidance on the next steps. This could involve arranging an on-site meeting, conducting a detailed feasibility study, or moving forward with design, engineering, and permitting.
  • Design-Criteria Meeting: Once we’ve decided to collaborate, we’ll set up a design-criteria meeting, either in person or via Zoom.
  • Conceptual Planning: Our team will begin crafting conceptual floor plans and site plans, and if necessary, provide assistance with property surveys.
  • Feedback Loop: We’ll share the conceptual plans via email, inviting your feedback, revision requests, or the option to schedule a meeting with your dedicated design lead.
  • Electrical Layout: Upon finalizing the floor plans, we’ll draft an electrical layout plan, incorporating light fixtures, switches, and outlets, while also addressing any previous revision requests.
  • Material Selection: We’ll collaborate on customizing a materials specifications Google Sheet, reviewing it together via Zoom, and guiding you through selections for your build.
  • Exterior Elevation Plans: Drafting side perspectives of the exterior structure, we’ll refine these plans based on your approval or revision requests, ensuring detailed drafting including cabinet elevations, roof plans, and plumbing plans.
  • Permitting and Documentation: Our team will compile the necessary documentation, including engineering plans from our partners, to complete the Permit File and Construction Documents.
  • Contract Finalization: You’ll receive a Hard-Cost Contract for E-Signature, outlining pricing, draw schedules, contract terms, and including a Material Specification Sheet in PDF Format. Pending material selections will be addressed through defined allowances, with any differences managed through change orders or credited toward your final payment.
